Let's TalkSituated in the northern emirate of the UAE, Umm Al Quwain is a prototype of a multi-unit residential development which resembles one large sprawling Spanish hacienda style development and avoid the repetitive look of similar developments in the region, where a singular townhouse design is rubber-stamped across the entire development, which is usually the cheapest way to build, through mass repetition. Here, despite the Client’s want of a more sensitive and less cookie-cutter design his budget did not match his aspirations, so for RTAE the challenge was twofold.
To achieve a more sprawling hacienda, look and feel, while preserving the economy of scale in its construction, we designed two types of 3-story townhouses: An ‘end’ type with an adjoining ‘middle’ type. This double configuration was then mirrored to achieve the look of a large singular house, symmetrical from about its middle. This ‘large’ house was then repeated 3 times on the site, giving the development a prime elevation on all three primary road-facing sides of the plot.
Each of the townhouses is spread over 3 floors, complete main entrance with a porch, maids’ quarters with dedicated bathroom, positioned adjacent to the Guest Bathroom and Laundry Room off the entrance hall. A semi-open kitchen provides views of the private garden over the open plan living and dining areas. On the first floor, each townhouse has 3 master bedrooms complete with ensuite full bathrooms, built in wardrobes and access to an outdoor private balcony. The stairs continue to climb to the roof where a roof terrace-garden is provided with a private swimming pool and pool deck or each townhouse. Glass balustrades ensure the open feel of the pool deck is not compromised while ensuring safety of the occupants.
